Since April, Hope  Ranch had 10  home sales, matching last year’s second quarter. The average sales price slid 32% to $2,624,000, taking from 1 to 330 days to sell. Currently there are 20 active listings and 2 pending sales. The high end market seems to have softened, with the majority of Hope Ranch sales below $2.5 million. Since April, Montecito had 36 sales, a 46% slide compared to last year’s second quarter with 67 sales. The average sales price remained steady  at $3,702,135, ranging from $1,025,000 to $16,000,000 with a median  sales price of $2,945,00, taking from 1 to 669 days to sell. Currently there are 161 active SFR listings and 30 pending sales. Prices seem to be leveling off at this time with an average of almost 80 days on the market.
